Fan Coil Units: What You Need to Know
Fan Coil Units (FCUs) are a popular choice for heating and cooling in condominiums. Typically, the responsibility for emergency repairs or replacements of these units falls on the condo owner.
How Fan Coil Units Operate in Your Condo
In condominiums, Fan Coil Units serve as a standard solution for temperature control. They function by circulating either hot or cold water through a heat exchanger, paired with a fan and temperature controls. Here’s a breakdown of how they work:
Winter Operation: During colder months, your building’s central heating system supplies hot water from a central boiler. The Fan Coil Unit uses this hot water to heat your condo. The unit’s blower fan pushes air across the heated coil, and the warm air is then distributed through the vents in your suite.
Summer Operation: In warmer months, chilled water is provided by the building’s central chiller and pump system. This chilled water flows through the coil inside the Fan Coil Unit, and the fan blows air across the coil to cool it. The cooled air is then circulated to achieve the desired temperature as set on your thermostat.
Seasonal Transitions: During the changeover between heating and cooling seasons, your building’s system may not be fully operational yet. In these transitional periods, you might experience reduced heating or cooling. Some Fan Coil Units are equipped with an auxiliary electric heater to provide additional warmth until the central heating system is activated.
Condo Fan Coil Maintenance
Regular maintenance of your condo’s Fan Coil Unit is crucial and should be performed twice a year. Ideally, maintenance is scheduled during transitional seasons, such as April-May and September-October. Many condominium management companies have established maintenance programs that occur before the heating and cooling seasons. You will usually receive a notice from your property management company to inform you about these scheduled services. It’s important to pay attention to these notices to avoid missing any maintenance appointments.
If your building doesn’t have a regular maintenance program, you can rely on GTA Restore. We offer comprehensive Fan Coil Maintenance Programs for condo owners throughout Toronto and the GTA.
Missed Annual Condo HVAC Maintenance Due to COVID-19?
The COVID-19 pandemic may have disrupted the scheduling of your condo’s annual HVAC maintenance between 2020 and 2022 to prioritize safety. If your building is currently not offering maintenance programs due to health and safety concerns, it’s essential to proactively arrange regular maintenance to prevent unexpected breakdowns or costly damage.
Condo Fan Coil Maintenance Checklist
During our annual maintenance visits, we perform the following ten essential tasks:
- Replace Air Filters
- Disassemble and Inspect the Cover
- Vacuum the Entire System (Coil, Panel, Return Grill)
- Inspect Motor Bearings
- Apply Mould Spray
- Test Water Temperature
- Test Fan Motor & Blower
- Check Thermostat Operation
- Test Actuator & Valve
- Remove and Vacuum HRV (if applicable)
Responsibility for Fan Coil Maintenance
Typically, annual Fan Coil Maintenance is coordinated through your condominium’s property management company. Although Fan Coil systems are relatively simple, regular maintenance is crucial to avoid unexpected failures during extreme weather. Over time, Fan Coil units can deteriorate and require upkeep.
Common Fan Coil Issues Noted During Maintenance
- Clogged Coils
- Inefficient or Imbalanced Fan Motors Due to Wear & Tear
- Rust Inside the System from Improper Condensation
- Mould Growth in the Fan Coil Unit
- Dirty or Clogged Filters
- Issues with Drain Condensation & Leakage
Fan Coil Retrofit & Installation for Older Condominiums
At GTA Restore, we also provide Fan Coil Retrofit and Installation Services. Older Fan Coil Units, especially those over 20 years old, often need part replacements due to rust, corrosion, and wear. In many cases, a full replacement is more cost-effective than continuous repairs.
New Fan Coil Replacement Systems are designed to fit within the existing cabinet without requiring major renovations or drywall work. If your building is older than 20 years, contact us to schedule an on-site analysis. We work with individual condo owners, board members, and property management to offer reliable HVAC and Fan Coil Retrofit Services in Toronto and the GTA.

How Heat Pumps Function in Condos
Condo Heat Pump Systems are self-contained units installed within each apartment. These systems use refrigerants like R-22 or R-410 to provide heating and cooling through a refrigeration process. Often referred to as Water Source Heat Pumps, these systems utilize water to transfer heat to or from the building’s water loop, which circulates in a closed-loop system throughout each floor. This closed-loop system serves as a heat exchanger, cooling the compressor during the summer and preventing the heat pump from freezing during the winter. Unlike air-source heat pumps, water source heat pumps do not require an outdoor condenser.
For high-rise condos with in-suite heat pump units, it is crucial to maintain the temperature of the water supply lines between 65°F and 85°F for optimal performance. If the water temperature drops below this range, the unit may intermittently shut off until the temperature is restored. If you notice a blinking red light or frequent resets, check our article on Heat Pump Flashing LPS Red Light for more information.
Types of Condo Heat Pump Systems

What Are the Key Differences Between Non-Inverter and Inverter PTAC Units?
Non-inverter PTAC units operate by running the compressor at full RPM capacity whenever the unit is turned on. This means the compressor cycles between full capacity and off, which can lead to higher energy consumption and inefficiency.
In contrast, inverter PTAC units adjust the compressor RPM based on the heating or cooling needs, resulting in improved energy efficiency and reduced power consumption.
PTAC Warranty
At GTA Restore, we offer a minimum 1-year warranty on parts and labor for all PTAC installations. Additionally, most PTAC units come with a 6-year warranty on the compressor and a 1-year limited parts warranty.
5 Essential PTAC Maintenance & Troubleshooting Tips
If you’re experiencing issues with your PTAC unit, consider the following steps to ensure its longevity:
- Verify that the circuit breaker is supplying power to the unit.
- Unplug the unit and plug it back in.
- Regularly replace the filters.
- Ensure the return air grille is free from obstructions.
- Keep the coil clean to prevent increased energy consumption and airflow blockage from debris.
