How Fan Coil Units Operate in Your Condo

In condominiums, Fan Coil Units serve as a standard solution for temperature control. They function by circulating either hot or cold water through a heat exchanger, paired with a fan and temperature controls. Here’s a breakdown of how they work:

  • Winter Operation: During colder months, your building’s central heating system supplies hot water from a central boiler. The Fan Coil Unit uses this hot water to heat your condo. The unit’s blower fan pushes air across the heated coil, and the warm air is then distributed through the vents in your suite.

  • Summer Operation: In warmer months, chilled water is provided by the building’s central chiller and pump system. This chilled water flows through the coil inside the Fan Coil Unit, and the fan blows air across the coil to cool it. The cooled air is then circulated to achieve the desired temperature as set on your thermostat.

  • Seasonal Transitions: During the changeover between heating and cooling seasons, your building’s system may not be fully operational yet. In these transitional periods, you might experience reduced heating or cooling. Some Fan Coil Units are equipped with an auxiliary electric heater to provide additional warmth until the central heating system is activated.

How Heat Pumps Function in Condos

Condo Heat Pump Systems are self-contained units installed within each apartment. These systems use refrigerants like R-22 or R-410 to provide heating and cooling through a refrigeration process. Often referred to as Water Source Heat Pumps, these systems utilize water to transfer heat to or from the building’s water loop, which circulates in a closed-loop system throughout each floor. This closed-loop system serves as a heat exchanger, cooling the compressor during the summer and preventing the heat pump from freezing during the winter. Unlike air-source heat pumps, water source heat pumps do not require an outdoor condenser.

For high-rise condos with in-suite heat pump units, it is crucial to maintain the temperature of the water supply lines between 65°F and 85°F for optimal performance. If the water temperature drops below this range, the unit may intermittently shut off until the temperature is restored.
