The 6 Most Frequently Used HVAC Systems

In Toronto & the GTA, if you reside in a low-rise or high-rise condo, you might be using one of these heating or air conditioning systems:

Fan Coil Units are widely used in both low-rise and high-rise apartments throughout Toronto and the GTA. These units can be configured in either horizontal or vertical orientations and are centrally controlled by building management through a boiler or chiller system. This central control means that switching between heating and cooling may not be possible during certain months unless the building’s central HVAC system manually changes the mode.

Typically, fan coil units are equipped with two pipes: one for the supply of cold or hot water, and the other for return flow, depending on the season.

There are also fan coil systems designed with four pipes, allowing for both heating and cooling throughout the year. These units can switch between heating and cooling at any time, but they generally have higher energy consumption compared to two-pipe systems.

Condo Heat Pump Systems, including Water Source Heat Pumps, are available in both horizontal and vertical models. Vertical heat pumps are commonly found in residential high-rise condos, while horizontal models are often used in commercial high-rise buildings due to space constraints.

These heat pump systems can seamlessly switch between heating and cooling, or air conditioning and heating, throughout the year. They are controlled by an individual thermostat. Typically, these systems are housed in a designated cabinet or positioned close to your condo. You can adjust the temperature and fan speed either through the thermostat or using a manual switch on the heat pump cabinet.

Magic Pak Systems, also known as Condo Paks, are self-contained HVAC units that combine heating and air conditioning into a single unit. Available in both electric and gas models, Magic Paks provide year-round climate control for enhanced comfort in residential properties.

These systems are commonly installed in condos and high-rise buildings. The HWC Series gas models are among the most frequently used Magic Pak Systems. To ensure safe and efficient operation, especially before the winter season, annual maintenance is highly recommended to check for any potential gas leaks.

PTAC Units, also known as Hotel-Style Air Conditioning Systems, are self-contained units that offer both heating and cooling throughout the year. These systems typically use electric resistance heating for warmth and heat pumps for cooling. In some Toronto condominiums, PTAC units may also utilize natural gas for heating. PTAC units operate independently from the building's central HVAC system.

High-Velocity Air Handler Systems consist of two main components: the condenser (outdoor unit) and the air handler (indoor unit). The condenser is typically placed on a balcony or rooftop, while the air handler is installed inside the apartment. These systems are commonly found in newer townhouses throughout Toronto and the GTA.

The heating function is powered by a gas hot water heater or boiler, whereas the cooling is provided through electricity and refrigeration.

Ductless Heat Pumps, also known as Mini-Split Systems, are excellent HVAC solutions that can serve as a supplementary source of heating or cooling in both high-rise and low-rise buildings without existing central HVAC systems. Note that these systems require a balcony for installation at your condo.
